[00:02] Sara: Thank you all for joining us for the schematic design review for Riverside Commons. We have a lot to cover today including the facade treatment and the main entrance relocation.
[00:08] Lisa Monroe (Client): Before we begin — we've been thinking more about the main entrance. The current location creates a conflict with the parking flow. We'd like to move it to the south elevation.
[00:11] Sara: Understood. Mike, can you comment on the structural implications?
[00:12] Mike: Moving to the south elevation is feasible. It's essentially a minor change — no structural impact, no cost implication.
[00:16] Lisa Monroe: Good. That's approved then. Now on the facade — we received the revised costs and brick is simply not feasible within our budget. What are the alternatives?
[00:22] Sara: We've spec'd an aluminum composite panel system that achieves a similar aesthetic at roughly 40% lower cost. Estimated savings: $120,000. There would be a 2-week schedule impact during design development.
[00:28] Tom: Two weeks is acceptable. The board needs to formally approve the material change — can we have that in writing?
[00:30] Sara: Absolutely. Amy, can you update the finish schedule by Wednesday?
[00:31] Amy: Yes, I'll have it done by Wednesday EOD.
[00:35] Mike: We also need to update the cost estimate for the courtyard redesign. The fountain feature was value-engineered out, which reduces the courtyard cost by approximately $85,000.
[00:39] Sara: Good. Mike, can you get me the updated numbers by Friday?
[00:40] Mike: Friday works.
[00:43] Davis: I need to flag that the structural engineer review should be scheduled given the entrance relocation — even if minor, we want it documented.
[00:45] Sara: Good catch. Let's schedule that for next week. I'll send a calendar invite.
[00:47] Lisa Monroe: Please send us a decision summary we can share with our board. We meet Thursday.
[00:47] Sara: Will do. I'll have it to you by Wednesday afternoon.
